Who orders the appraisal?

Each transaction based on regulatory factoring can determine the requirement for using only appraisers that are approved by us. Certain transactions in the private money arena allow for an appriasal to be ordered by the submitting party. In cases where this may exist a desk review or 3rd party evaluation is necessarry depending on the loan parameters and subject property strengths and weaknesses.

What if I have an appraisal done already?

We will always take a look at an existing appraisal but all appraisals are subject to review. The best and usually the cheapest strategy is to let us order all appraisals. Each transaction requires a different kind of attention. We do our best to provide as much flexibilty as possibly to futher benefit the borrower and submitting party.

What Loan to Values do you offer?

LTV's vary by property type and credit score. Please contact us for specific information. Cross colateralization is an option that many borrowers can use to achieve higher loan to values reflecting larger loan amounts. Certain transactions can achieve 100% financing for projects. These programs ususally require an equity or Joint Venture component. How long do you take to close loans?

We can close certain transactions in a little as one week. Other transactions may require extensive verification and structuring in which closings can take as long as 30-90 days.Please undertsand that we like to under promise and over deliver. We will always do our best to get thinsg done in a timely manner.
